Residential Roof & Balcony Water Ingress Rectification

Project Overview

​JV A Projects was engaged to investigate and rectify ongoing water ingress issues affecting a residential property during periods of heavy rain and high winds. The issue was occurring around a first-floor balcony area where water penetration was impacting the internal spaces below.

The Challenge

The project presented several challenges, including limited ability to increase the existing roof pitch and the property’s elevated southerly aspect, which left the area highly exposed to wind-driven rain. Previous repair attempts had failed to permanently resolve the issue, requiring a more detailed and engineered solution.

Our Solution

Working alongside an engineer, we carried out a thorough investigation to identify the exact source of the water ingress. Once the problem was diagnosed, we redesigned the affected roofing detail, changing the roofing type and fabricating a custom flashing system around the balcony perimeter. The solution was carefully designed to prevent water ingress during severe weather conditions while still allowing effective water dispersion from the balcony area onto the roof.

Outcome

By implementing a targeted remedial solution tailored to the site conditions, we successfully eliminated the ongoing leak issues and delivered a long-term outcome for the homeowner. The project highlights our ability to diagnose complex water ingress problems and develop practical, permanent solutions where standard repairs are ineffective.

Townhouse Structural Remediation & Rebuild

Project Overview

JV A Projects was engaged by an insurance client to undertake complex structural remediation works within a residential townhouse development consisting of ten townhouses constructed over a basement level. Due to the site’s topography and original building design, two of the townhouses included sections that extended beyond the basement footprint and were founded directly on ground.

The Challenge

Over time, the affected sections of the two townhouses began to subside independently from the main structure, resulting in significant movement and separation from the remainder of the dwellings. The structural instability posed serious risks to the integrity of the buildings and required a carefully engineered long-term solution.

The project was further complicated by restricted rear access to the development and the requirement to install deep foundation piles within a confined residential environment. Achieving the required pile depth of 11.3 metres to reach stable shale foundation material required specialised equipment and precise coordination due to the limited working space.

Our Solution

Working closely with both geotechnical and structural engineers, JV A Projects coordinated the demolition of the affected subsiding sections before commencing the remediation and rebuild process. A new engineered foundation system incorporating continuous piling was implemented to permanently eliminate future settlement issues.

Despite the logistical challenges associated with restricted access and operating heavy piling equipment within the development, the works were carefully staged and managed to ensure safe and effective delivery throughout all phases of the project.

Outcome

The remediation works successfully stabilised the affected structures and allowed the damaged townhouse sections to be rebuilt back to their original condition. Through close collaboration with consultants, engineers and specialist contractors, JV A Projects delivered a permanent structural solution that restored the integrity and functionality of the development while preventing future settlement from reoccurring.

Pharmacy Fit-Out & Refurbishment

Project Overview

JV A Projects was engaged to complete a staged refurbishment and fit-out of a busy commercial pharmacy suffering from deteriorated flooring and ageing joinery. The project involved upgrading key areas of the store while ensuring the business remained fully operational throughout the duration of the works.

A major challenge of the project was completing the refurbishment in sections during overnight shifts while the pharmacy was closed, with all work areas required to be safe, clean and operational again before opening the following morning. The works included removal and replacement of deteriorated flooring, installation of custom joinery and a complete internal fit-out upgrade tailored to the operational needs of the pharmacy. School Accessibility Ramp Upgrades

Project Overview

JV A Projects was engaged to design and construct a series of disabled access ramps throughout a school campus to improve accessibility and accommodate the needs of students requiring assisted mobility access between various buildings.

The Challenge

As the school remained fully operational throughout the project, careful planning and coordination were essential to ensure the safety of students and staff while minimising disruption to daily activities. Multiple work zones needed to be isolated and managed within an active school environment, requiring staged construction and close communication with school representatives at all times.

Our Solution

Working closely with the school, our team designed and constructed a number of reinforced concrete disabled access ramps connecting key areas across the campus. The works were carefully programmed and staged to maintain safe pedestrian access and ensure minimal interruption to the school’s operations during the construction period.

The project was successfully completed within the allocated four-week program, delivering safe, compliant and durable accessibility upgrades for the school community.
